Attorney Ronald Richards Reveals Confidential Loan Offer Sheet Sent to PK Kemsley Amid Dorit Mansion Dispute as Foreclosure Date Looms

Attorney Ronald Richards shared more details on Dorit Kemsley’s court case with her estranged husband PK Kemsley – as they dispute the sale of their L.A. mansion amid their contentious divorce.

According to a report earlier this month, PK lost an emergency motion to list their shared home, which is behind on several payments. The house is reportedly in danger of foreclosure and being sold at auction, though the Real Housewives of Beverly Hills star claimed that PK has the money to get everything up to date.

In an August 20 Instagram post, attorney Ronald Richards shared a “confidential offer sheet” from a real estate money lender to PK – who was asking the lender for another “extension.”

“Hi PK – it was nice catching up [with] you earlier. The only way my investor would allow for one more extension would be at the terms outlined below…” wrote Alex Guralnik of Private Money Solutions [PMS]. “The first [mortgage] be brought current and remain current, with monthly statements sent to us every month demonstrating it’s current. We cannot be put in a position yet again of the first being late ever again.”

“[Insurance] remain current and all arrears insurance payment that is owed to PMS be paid at signing approx $17k [and] 1 pt extension fee for another 6 months to be paid at signing,” said the lender, continuing the terms. “House must be listed on MLS for sale. Contractually, this will absolutely be the last and final extension this investor will allow. Loan must be paid off in full at the end of the 6 MO term. All 6 months of payments to the 2nd must be prepaid. Please let me know if you agree to these terms and we will draft the agreement.”

But according to attorney Ronald Richards, the offer sheet was “never adhered to.”

“Dorit Kemsley auction sale [is] in chaos. [This] 2nd lender is afraid to take back the property and be forced to deal with Dorit,” said the lawyer in the caption of his post. “Notes: [The house] sale [was] postponed from 8/18/26 to 8/26/26 … We obtained this confidential offer sheet by the second [lender]. It was never adhered to.”

“Why Paul would take this capital risk by borrowing more money to do this is stupefying. The house in an LLC that is suspended. Nothing is going to happen here. The monthly debt service is $40,000. Dorit is never going to sign a new loan modification that makes her responsible,” he added. “The new foreclosure date is the same date as the continued court hearing to sell the house. The judge will have to make a ruling so the sale date will inevitably be continued again.”

According to Ronald, Paul thinks Dorit will eventually “agree to leave” the house so it can be sold.

“This will never happen. Dorit will never do anything other than allow Paul to service the debt,” said the attorney. “ She is busy filming now and will not do anything disruptive until the new season is shot. She will not move out of the house or do anything now for six months.”

“Paul is in dreamland here. Paul’s family law attorneys need to get some business advice and advise Paul to LET THIS HOUSE GO NOW,” he continued. “Stop trying to save it.”
